1) Application is for a development located within the Consultation Zone (See supplied GIS layer) which also meets the following additional criteria:
Non house holder applications which do not qualify for the BNG de minimis exemption.
b) Householder applications which modify or affect unoccupied roof space, roofing features such as soffits, bargeboard, guttering, fascia, cladding, hanging tiles, or weatherboarding.
c) Building demolitions.
2) For all major applications	x
3) An ecological report (non BNG related) has been provided.
4) Application does not meet any other criteria but due to exceptional circumstances consultation of LEADS (Ecology) is being sought.  Reason:

Biodiversity Net Gain advice:

1) For all applications submitted with a statutory metric.	x
2) Where a Small Sites Metric (SSM) has been submitted, circumstances as outlined below.
a) Where the metric shows the on-site includes irreplaceable habitats.
b) Where offsite BNG is proposed (as a Statutory Metric is required).
c) The site has other ecological constraints (e.g. protected species, habitats, or sites) where use of Statutory Metric may be required.
3) The planning officer has concerns which require technical assistance or ecological judgement. Reason:

Please note that the Council has a statutory duty to determine all applications within 8/13 weeks and unless we receive your response within the next 21 days we may assume you have no objections to the proposal and will proceed to a determination on this basis. The final date for receipt of all consultations is Saturday 31st May 2025.
